The Process

Building a modular home follows a streamlined process that is efficient and cost-effective. Here’s a simplified, minimalistic breakdown of the steps:

Surveying Your Property

Before construction begins, the site is assessed for suitability. A surveyor evaluates the land, checking for proper drainage, leveling, and any potential obstacles like trees or slopes.

Locating Utilities

Essential utilities like water, sewer, and electricity need to be mapped out to ensure proper connections. These utilities are marked on the land, and the necessary connections to the modular home are planned in advance.

Submitting Necessary Permits

Before starting construction, required permits (zoning, building, etc.) are submitted to local authorities. This ensures the project complies with building codes and regulations.

Pouring the Foundation

The foundation is typically a concrete slab or crawl space foundation, depending on the design. This step includes excavation and preparation of the base for the modular units to rest on.

Setting Up Modular Units

Modular homes are constructed off-site in factory-controlled environments. Once the foundation is ready, large sections or modules of the home are transported and lifted onto the foundation.

Connecting Utilities

Once the modular units are placed, the on-site team connects water, sewer, and electricity to the home. These connections are done efficiently as the utilities are pre-planned and integrated into the design.

Finishing Touches

Once the structure is in place and utilities are connected, final touches like roofing, siding, insulation, and interior fixtures are completed.

Inspection and Final Approval

A final inspection ensures everything meets building codes and is ready for occupancy. Once passed, the home is approved for use and ready for the owner to move in.
